West Palm Beach covers more electrical history than anywhere else we work. Northwood and El Cid have houses from the 1920s. The neighbourhoods west of Dixie fill in through the 1950s and 1960s.

Then the city keeps going: 1980s development, a downtown condo boom in the 2000s, and continuous infill since.

So there is no typical West Palm Beach job. What we find behind a wall depends entirely on which decade of the city we are standing in.

Several West Palm Beach neighbourhoods carry historic designation, and that affects exterior work on contributing structures.

Interior electrical work is usually unaffected. Anything visible from the street can need review, including a meter relocation, a generator or an exterior fixture.

We check district boundaries before quoting exterior work. It takes minutes and it occasionally saves weeks.

These houses were built before anyone imagined the load they now carry. Original circuits, where they survive, have no ground and often no capacity worth speaking of.

Plaster over lath is the practical obstacle. It cracks easily and it does not patch invisibly, so we route through closets and chases wherever we can.

We photograph behind every opening before closing it. Owners of old houses tend to want that record, and it is useful the next time anybody works there.

Panel replacements top the list, as they do across the county, and insurance requirements drive most of them.

Rewiring and partial rewiring follow, concentrated in the older neighbourhoods east of the interstate.

Commercial work is a bigger share here than anywhere else we operate. Office suites, restaurants and retail units generate steady demand, much of it lighting and equipment circuits.

Downtown condo work has its own rules. Panels are often in closets with tight clearance, and the feeders serving them are building property rather than yours.

So the first question is always where your responsibility ends. Anything upstream of your panel usually belongs to the association, and touching it needs their involvement.

We handle building registration, insurance certificates and elevator reservations as a matter of routine. Most towers here want all three before a crew arrives.

Fit-out work follows a predictable arc. Read the drawings, price the scope, coordinate with the general contractor and file the permit early, because permitting is usually the long pole.

Rough-in has to line up with the other trades or everybody loses a week. Trim-out is devices, fixtures and final connections.

We attend inspections rather than sending a schedule and hoping. Questions get answered on the spot instead of generating another visit.

Lighting is normally the largest electrical line in a commercial bill here, and older fluorescent troffers are the usual reason.

LED retrofit kits fit existing fixtures, so in a suspended ceiling the result looks identical and costs far less than replacement.

Occupancy sensors often save more than the lamp change did, because the biggest single waste in most offices is lighting rooms nobody is in.

Downtown has plenty of buildings on service equipment sized for a very different set of tenants.

A suite that was an insurance office in 1988 struggles as a coffee shop, because the kitchen equipment load is nothing like the original design.

We do the load study before quoting. Sometimes the answer is a service change. Often it is a subpanel and better distribution, which costs a fraction of the alternative.

West Palm loses power in most named storms, and the older neighbourhoods with mature canopy tend to be out longest because the lines run through trees.

Standby generators are common in the single-family neighbourhoods and rare in the condo towers, where building systems and space usually rule them out.

After a storm our calls concentrate on damaged service masts and water in outdoor equipment. A damaged mast has to be repaired by a licensed contractor and inspected before the utility reconnects you.

A lot of the older housing here is rented, and landlords call us for two things: safety inspections between tenancies, and repairs reported by tenants.

Inspections are easier in an empty unit, because we can pull devices and test properly without disturbing anybody.

For portfolios we work through several addresses in a day and deliver one report per property, formatted the same way each time so you can compare them.

Capacity is the constraint downtown and in the historic neighbourhoods. Many houses are still on 100-amp service, and many condo spaces are common property.

Where the service is too small, load management devices sometimes avoid a full upgrade by letting the charger share capacity with the air conditioning.

In condos, Florida law gives owners a route to install charging at their own space subject to conditions the association sets. We supply the drawings and paperwork boards ask for.

Fixed written prices after we see the job, itemised so you can tell materials from labor from permit fees.

For older properties we photograph what we find early and go through it with you before spending anything. That conversation prevents most of the surprises this work is known for.

And we close every permit. In a city with this much property turnover, an open permit is a problem that waits quietly and then arrives during a closing.

Houses built before the 1970s were fitted with light boxes rather than fan boxes. A light box carries about six pounds. A ceiling fan weighs several times that, and it moves while it runs.

So most fan work in the older neighbourhoods starts by replacing the box. Where there is attic access we mount to a joist. Where there is not, an expanding brace goes in through the opening.

Recessed lighting is the other constant, usually as part of a kitchen renovation. We chalk the positions and walk them with you before cutting, because a can in the wrong place under a finished ceiling is the one mistake nobody can fix cheaply.

A dead receptacle in a kitchen, bathroom, garage or exterior wall is very often downstream of a ground-fault device elsewhere in the house.

Garages are the usual hiding place. One device can feed several rooms, so the first step is finding and resetting every ground-fault device you can locate.

Breakers that trip repeatedly are telling you something different. Overload trips slowly under load. A short trips instantly. A ground fault trips the protective device rather than the breaker, and outdoors in Florida the cause is very often water.

Smoke alarms expire, usually after ten years, and the manufacture date is printed where nobody looks.

In older West Palm houses we routinely find alarms older than the current owner. Interconnected hardwired alarms have been required in new work for a long time, so a single battery unit in a hallway is well behind.

It is the cheapest safety improvement available and we add it to almost any other work in the house for very little, because the ladder is already out. Carbon monoxide alarms belong in any home with gas appliances or an attached garage, and they expire on a shorter cycle than smoke alarms do.
