Jupiter covers a wide range electrically. The older neighbourhoods near the inlet and along the Loxahatchee River have houses from the 1950s and 1960s, many of them modest originally and heavily renovated since.

Then there is the enormous growth from the 1990s onward, including Abacoa and the communities west of the interstate. Those are newer, sounder and built to a much later code.

So the work divides cleanly. Older east-side houses give us capacity and wiring problems. Newer west-side houses give us additions, chargers and outdoor projects.

Jupiter sits between the ocean and the Intracoastal, and much of the town is within reach of salt-laden air. That air is the single biggest driver of outdoor electrical failure here.

Receptacle covers seize shut. Disconnects corrode from the inside where nobody looks. Landscape fixtures pit through in two or three seasons, and light fixtures on an exposed elevation streak and fail early.

We specify stainless and marine-grade hardware on coastal properties as standard rather than as an upgrade. The price difference is modest once. The lifespan difference is not close.

A large number of Jupiter houses have the panel mounted outside or on an exterior garage wall, and that is where salt air does its quiet damage.

Inside the can you find white powder on the neutral bar, dull grey film on the breaker stabs and rust down the back. Every one of those adds resistance, and resistance adds heat.

So we open and inspect the panel on any visit to a coastal property, even when the customer called about something entirely unrelated. It takes two minutes and it has caught genuine problems more times than we can count.

Generator installations and panel work lead, and outages drive both. Long restoration times in the older tree-lined streets make backup power feel less optional here.

Outdoor and waterfront work is the next largest category: dock lighting, boat lift circuits, pool equipment and summer kitchens.

Then there is the ordinary background of any town, dead outlets and tripping breakers, with a coastal twist. Water in an outdoor enclosure is behind far more of it than in an inland neighbourhood.

Dock electrical is specialist work and it is not forgiving. Everything is exposed to salt spray continuously, and everything is close to water that people swim in.

Boat lift circuits need weather-rated disconnects, correct conductor sizing for the motor and ground-fault protection. Dock receptacles and lighting need the same, plus fittings that will survive the environment.

Bonding around the water matters as much as it does at a pool. We inspect what exists before adding to it, because the most dangerous installations we find are the ones somebody extended a little at a time.

Jupiter loses power in most named storms, and the older neighbourhoods stay out longest because the lines run through mature canopy.

Standby units are common here, and demand climbs sharply after each season. Placement is the constraint on smaller lots, where setback rules from windows and property lines narrow the options quickly.

Book it in spring. Once a storm has crossed the state, units go on back-order and permit offices slow to a crawl at exactly the wrong moment.

Pool equipment carries its own body of code, and bonding is the requirement that most often gets skipped because it disappears under the deck.

Every metal component near the water has to be bonded together, including the shell reinforcement, the ladder anchors and the pump.

Outdoor kitchens are simpler but underestimated. A grill, a refrigerator and an ice maker each want a circuit, and everything outdoors needs ground-fault protection with a cover rated for use while something is plugged in.

In Abacoa and the newer western communities, most houses have the service capacity for a Level 2 charger and the install is often a half day.

In the older neighbourhoods near the inlet, 100-amp services are still common and the honest answer is often a service upgrade first.

Load management is the middle path. It lets a charger share capacity with the air conditioning and back off automatically when the house is busy, which on a small older service can avoid a full upgrade.

Florida takes more lightning than any other state, and coastal storms bring plenty of it. A strike does not need to hit your house to cost you money.

Salt-corroded grounding makes it worse. A surge device can only send energy somewhere if the grounding electrode system is sound, and on older coastal properties the ground rods are frequently in poor condition.

So we check the grounding before fitting anything. A well-installed device on a bad ground is close to useless, and it gives people false confidence.

The Town of Jupiter runs its own building department, with its own submission process and inspection scheduling.

Waterfront work sometimes involves additional review depending on what is being built and where it sits relative to the water.

Many communities here also have architectural review boards. For anything visible outdoors we start that approval alongside the permit, because running them in sequence turns weeks into months.

The oldest Jupiter housing has the same problems as any 1950s Florida stock: two-wire circuits without a ground, undersized services and a long sequence of partial updates.

Ungrounded three-prong receptacles are the most common finding. Somebody swapped the outlet at some point without adding a ground, which makes it look safe while providing nothing.

The fix is either running a ground or protecting the circuit with a ground-fault device and labelling it correctly. We will tell you which is realistic for your house rather than defaulting to the bigger job.

A lot of Jupiter property sits empty for months, with pool equipment, irrigation and air conditioning running unattended.

We do pre-season and post-season checks for a number of customers: panel inspection, a thermal scan, ground-fault testing and a look at whatever runs while nobody is home.

On coastal properties that visit earns its cost quickly, because corrosion progresses whether anybody is watching or not.

You get a fixed written price after we look at the job, itemised so you can separate materials from labor from permit fees.

For coastal properties we photograph the panel interior and any outdoor equipment early, and go through it with you before spending anything.

And we close every permit we pull. Waterfront property changes hands often here, and an open permit is exactly the thing that surfaces at the worst possible moment. Dock and lift work is the usual culprit, because it is the kind of job people assume does not need one.

Fans on a lanai or an open patio need a wet rating rather than a damp one. Indoor fans installed outside here fail predictably: the housing rusts, the blades warp and sag, and the whole thing starts to wobble within a couple of seasons.

Older Jupiter houses were built with light boxes rather than fan boxes, so most fan work starts by replacing the box. A light box carries about six pounds. A fan weighs several times that and it moves while it runs.

Indoors, recessed lighting is the usual request during a kitchen renovation. We chalk the positions and walk them with you before cutting, because a can in the wrong place under a finished ceiling is the one mistake that cannot be fixed cheaply.
