Newer housing, different problems
Palm Beach Gardens is largely a post-1980 city, and much of it is considerably newer than that. So the wiring problems that dominate older towns are mostly absent here.
What replaces them is capacity. A house built in 1998 for a normal load now runs a pool heater, a second air conditioning system and often two electric cars.
Our work here is therefore additive. Subpanels, dedicated circuits and service upgrades make up most of the schedule.
Gated communities and architectural review
Most of the city sits inside communities with an architectural review board, and that adds a step to anything visible outdoors.
Generators, exterior lighting, meter relocations and wall-mounted chargers on a visible elevation can all need approval before the city will act.
We start both approvals at once. Running them in sequence is how a three-week job becomes a three-month one.
Car charging, and planning for two
This is one of the highest-adoption areas we work in for electric vehicles, and the second car usually arrives sooner than people expect.
So we design for it. Running a slightly larger feeder and leaving a spare position costs very little at install time and saves a repeat job later.
Where the panel is full, load management is often the neat answer. It lets chargers share capacity with the house and back off automatically when everything runs at once.
What a Palm Beach Gardens electrician gets called for most
Car charger installations lead here, which is unusual. In most of the county panel work is the top category.
Panel and service upgrades follow, generally driven by capacity rather than by a fault or an insurance letter.
After that it is outdoor living work: summer kitchens, pool equipment, landscape lighting and the low-voltage work that goes with a screened enclosure.
Pool and spa equipment
Nearly every house here has a pool, so pool equipment is a constant. Bonding is the requirement people skip because it vanishes under the deck.
Every metal component near the water has to be bonded together, including the shell reinforcement, the ladder anchors and the pump.
Variable-speed pumps are the other recurring item. They save real money on running costs, and they are sensitive to surges, so we usually recommend protection at the panel alongside them.
Generators in a newer neighbourhood
Standby generator demand climbs here every storm season. The electrical work is routine. Placement is the hard part.
Lots are generous by county standards but houses still sit close together, and setback rules from windows and property lines narrow the options quickly.
Add the association screening requirements and the practical answer is usually a side yard behind a wall. We work that out before quoting rather than after.
Surge protection and the lightning corridor
This part of the county gets a great deal of lightning between June and September, and a strike does not need to hit your house to cost you money.
Modern houses are also more vulnerable than old ones in one specific way. There is far more electronics in them, and variable-speed pool pumps and inverter air conditioners are expensive to replace.
A panel-mounted device plus point-of-use strips is inexpensive insurance. One saved control board usually exceeds the whole installed cost.
Smart homes and the wiring behind them
Smart lighting, automated shades and integrated audio are common here, and they fail in ways ordinary wiring does not.
Smart switches need a neutral conductor at the switch box. Houses built after the mid 1990s usually have one. Older ones frequently do not, and that single fact decides which products will work.
We check for a neutral before you buy anything. Where there is none, there are switches designed to work without it, and we will point you at those instead.
Outdoor kitchens and screened enclosures
Screened enclosures are treated as outdoors by the code even though everyone uses them as rooms. Fans, lighting and receptacles inside a cage need outdoor-rated equipment.
Summer kitchens need more circuits than people plan for. A grill, a refrigerator and an ice maker each want their own, and everything needs ground-fault protection with an in-use cover.
Doing it during construction is far cheaper than adding it later. Once pavers are down, a new circuit becomes a trenching job.
Landscape lighting on a golf-course lot
Lighting on these lots has two constraints: the association rules and the neighbours. Light spilling onto a fairway or into a bedroom window generates complaints quickly.
So we aim and shield everything, and we favour lower-level layered light over bright floods. It looks better and it causes no arguments.
Brass and marine-grade stainless are what we install. Aluminum fixtures pit and fail within a couple of seasons in this climate, and replacing them repeatedly costs more than doing it once.
Seasonal residents and empty houses
Many houses here sit empty for months. Pool equipment, irrigation controls and air conditioning all run unattended the whole time.
We do pre-season and post-season checks for a number of customers: panel inspection, thermal scan, ground-fault testing and a look at whatever is running while nobody is home.
It is a short visit and it catches the slow problems that otherwise become expensive discoveries in October.
How we work in Palm Beach Gardens
Fixed written prices after we look at the job, itemised, with the association and permit requirements identified up front.
We register at gates, keep to community hours and send insurance certificates to management before we arrive rather than when someone asks.
And we close permits. In communities where houses turn over regularly, an open permit is exactly the kind of thing that surfaces during a sale.
Additions, conversions and the circuits they need
Garage conversions and enclosed patios are common here, and they are where we most often find work done without a permit.
The usual pattern is a circuit extended from somewhere convenient rather than a new one run from the panel. It works until the day the room gets used as a room, with a television, a computer and an air conditioner on it.
Bringing that up to standard is usually straightforward. A dedicated circuit or two, proper receptacle spacing and arc-fault protection where the code now requires it.
Buying or selling in the Gardens
Even newer houses generate findings during a sale, and they are rarely dramatic. Missing ground-fault protection in a garage, an outdoor cover that no longer closes, and unpermitted work by a previous owner are the common three.
We inspect during the inspection period where we can, because that is when the findings have negotiating value.
Reports come with photographs and plain-language explanations, ranked by whether an item is unsafe now, will fail an insurer, or is simply dated. You get a repair estimate with no obligation to use us.
Emergency and same-day work
Some things should not wait. A burning smell near a panel or an outlet, a warm panel cover, visible sparking, or water entering any electrical enclosure all count.
If any of that is happening, switch off the affected circuit if you can do it safely, then call. We hold capacity each day for exactly these calls.
A dead bedroom outlet sits in a different tier, and we will say so honestly rather than promising an arrival window we cannot meet.
Electrical Questions From Palm Beach Gardens Homeowners
Do you work in PGA National and the gated communities?
Yes, frequently. We register at the gate, work within community quiet hours and send management a certificate of insurance ahead of time when the association asks for one.
Is my newer home likely to need a panel upgrade?
Usually not for safety, but often for capacity. Houses built with 150 or 200-amp service can run out of room once you add a car charger, a pool heater and a second air handler. A load calculation gives you the real answer.
Can you install a generator in a community with architectural review?
Yes. Placement is the constraint, because setback rules and screening requirements both apply. We check what will be approved before quoting so you are not paying for a design that gets rejected.
Do you install car chargers for two vehicles?
Yes, and we usually recommend running capacity for the second even if you only fit one charger now. The extra conductor costs very little while the wall is already open.
