Two very different places sharing a name
Riviera Beach is really two electrical environments. The mainland neighbourhoods carry a lot of older single-family housing, much of it from the 1950s and 1960s.
Singer Island is condo towers, most of them from the 1970s onward, with entirely different systems and entirely different rules about who owns what.
We work in both, and the jobs have almost nothing in common beyond the salt air that affects all of it.
Salt air at its worst
Few places we work take more salt exposure than this one. On the island, ordinary painted steel blisters within a season and standard aluminum pits and chalks.
Outdoor receptacle covers seize. Disconnects corrode from the inside where nobody looks. Light fixtures streak and fail early.
We fit marine-grade 316 stainless and solid brass on island properties as standard. It costs a little more once and it removes a service call every second year.
Panels near the water
Panels on exterior walls take the same air, and the damage is invisible until it is expensive. White powder on the neutral bar, grey film on the breaker stabs, rust down the back of the can.
Each of those adds resistance, and resistance adds heat. Heat is what eventually cooks a panel from the inside.
So we open and inspect the panel on any visit here, regardless of what the call was about. It takes two minutes and it has caught real problems repeatedly.
What a Riviera Beach electrician gets called for most
Panel and service work leads on the mainland, driven by age, corrosion and insurance requirements together.
On the island it is condo work: kitchen and bathroom renovations, lighting, and the endless replacement of outdoor equipment that salt has destroyed.
Waterfront and marina work runs alongside both, including dock receptacles, boat lift circuits and lighting.
Condo towers and who owns what
The first question in any tower is where your responsibility ends. Anything upstream of your unit panel usually belongs to the association.
Panels are often in closets with tight clearance, and the feeders serving them run through common areas.
We handle building registration, insurance certificates and elevator reservations as routine. Most towers here want all three before a crew comes through the door.
Docks, lifts and marina work
Dock electrical is exposed to salt spray continuously and sits next to water people swim in. It is not forgiving work.
Boat lift circuits need weather-rated disconnects, correct conductor sizing for the motor and ground-fault protection.
Bonding around the water matters as much as it does at a pool. The most dangerous installations we find are the ones somebody extended a little at a time over several years.
Older mainland housing
The mainland neighbourhoods have the problems any 1950s and 1960s Florida stock has. Two-wire circuits without a ground, undersized services and layers of partial updates.
Ungrounded three-prong receptacles are the most common finding. Somebody swapped the outlet without adding a ground, which makes it look safe while providing nothing.
The fix is either running a ground or protecting the circuit with a ground-fault device and labelling it correctly. We will tell you which is realistic for your house.
Service upgrades and corrosion
Service entrances corrode here faster than almost anywhere. Meter cans, masts and weatherheads all suffer, and the conductors inside them suffer with them.
So a panel change on a coastal property frequently becomes a full service change, because replacing the panel while leaving a corroded mast solves half the problem.
We photograph the service entrance during the estimate and show you what we are looking at, rather than presenting it as an unexplained line item.
Storm season on the coast
Coastal streets lose power in most named storms, and wind-driven salt spray during a storm accelerates corrosion that was already underway.
After a storm our calls concentrate on damaged service masts and water in outdoor equipment. A damaged mast has to be repaired by a licensed contractor and inspected before the utility reconnects.
Standby generators are common in the mainland single-family neighbourhoods and rare in the towers, where building systems and space usually rule them out.
Surge protection and grounding
A surge device can only send energy somewhere if the grounding electrode system is sound. On older coastal properties the ground rods are frequently in poor condition.
So we check the grounding before fitting anything. A good device on a bad ground gives people confidence they have not earned.
Where the rods are corroded or undersized we replace them, and that work usually costs less than people expect once someone is already at the panel.
Pools, spas and outdoor equipment
Pool equipment carries its own code requirements, and bonding is the part that gets skipped because it disappears under the deck.
Every metal component near the water has to be bonded together, including the shell reinforcement, the ladder anchors and the pump.
On coastal properties we also expect to replace pool equipment disconnects sooner than inland. Salt gets inside them and the corrosion works from the contacts outward.
Car chargers on the mainland and the island
Mainland single-family houses are usually straightforward, though older 100-amp services often need upgrading first.
Island condos are a different matter. Parking is usually common property and the panel may be in a shared room, so the association has to be involved from the start.
Florida law gives condominium owners a route to install charging at their own space subject to conditions the association sets. We supply the drawings and paperwork boards ask for.
Commercial and marina businesses
There is a real commercial base here around the port and the marinas, and that work has its own requirements.
Wet environments demand ground-fault protection and corrosion-resistant fittings throughout, and the equipment loads are often three-phase.
We work around trading hours, keep refrigeration alive through any shutdown, and attend inspections rather than sending a schedule and hoping.
Rental and investment property
A good share of the mainland housing is rented, and landlords call us for inspections between tenancies and for repairs tenants have reported.
Empty units are far easier to inspect properly, because we can pull devices and test without disturbing anybody.
Reports come formatted identically for every address, which makes a portfolio easy to compare and easy to budget against.
Everyday faults near the coast
Outdoors here, water is behind most ground-fault trips. A cover that no longer seals, a corroded receptacle, or a landscape fixture that has filled with rain.
Indoors the usual suspects apply. Dead receptacles downstream of a ground-fault device, loose backstabbed terminals and failing devices.
Before you call, reset every ground-fault device you can find and reset breakers fully to off before switching them back on. It solves a genuine share of calls for free.
