A city of the 1970s, 1980s and 1990s

Greenacres grew mainly across three decades, and the electrical picture follows that closely. There is very little pre-1970 housing here, so the oldest problems we deal with elsewhere are largely absent.

What there is instead is volume: thousands of similar homes, villas and condos built to the standards of their decade and now carrying loads nobody planned for.

That makes the work predictable in a useful way. We know what we are likely to find behind a wall before we open it, which keeps estimates accurate.

Aluminum wiring, and whether you have it

Aluminum branch circuits were mainly installed between about 1965 and 1973. Some of the earliest Greenacres housing falls inside that window, though most sits just after it.

You can check in a minute. Switch off the breaker, pull one receptacle cover and look at the conductor. Aluminum is silver rather than copper-coloured, and the cable jacket is often stamped AL.

Where it is present, the remedy is usually not a full rewire. Approved connectors with copper pigtails at every device address the connection problem directly, and for most houses that is proportionate.

Panels that are simply full

The most common finding here is a perfectly sound panel with nowhere left to put anything. Every slot occupied, several tandem breakers doubled up.

Some panels accept tandems by design and some do not. Using them where they are not permitted is a frequent inspection finding, and it is easy to do accidentally.

A load calculation tells you whether you need a service change or simply a subpanel. The subpanel answer costs a fraction of the alternative and it solves the problem just as well.

Villas, condos and shared walls

The fix is inexpensive. A dedicated circuit and a properly rated receptacle removes a genuine fire risk in a couple of hours.

Older villas were built with very little lighting, usually one fixture per room and a switched receptacle in the living area.

Recessed cans, under-cabinet lighting in the kitchen and a proper fixture over the dining table change how a home functions more than almost anything else we install.

Colour temperature matters as much as quantity. Warm light around 2700K suits living areas. Kitchens usually want something slightly cooler so you can see what you are doing.

Ground-fault protection and where it is required

Requirements have expanded steadily. Kitchens, bathrooms, garages, laundry areas and anything outdoors all need ground-fault protection now.

Plenty of 1980s houses here have none of it outside the bathroom, which is what the code asked for at the time.

Adding it is usually straightforward and inexpensive. In many cases a single device at the start of a circuit protects everything downstream, so the whole job is one device and correct labelling.

Surge protection inland

Central Palm Beach County sits in one of the most lightning-prone corridors in the country, and summer storms build fast in the afternoon.

Most surge damage is not dramatic. Small events degrade electronics gradually until something fails on an ordinary day for no visible reason.

A panel-mounted device plus decent point-of-use strips covers both ends of the problem. One saved air conditioning control board usually exceeds the whole installed cost.

Villas and condos are harder. The parking space may be common property and the panel may be in a shared room, so the association has to be involved.
