Stuart sits where the St. Lucie River meets the Indian River Lagoon, and water defines almost everything about the electrical work here.

Docks, lifts, seawalls and boats are ordinary parts of the job rather than specialities.

So is corrosion. Salt-laden air reaches most of the town, and it is the single largest driver of outdoor electrical failure.

The neighbourhoods around downtown include genuinely old housing by Florida standards, with plaster walls, shallow attics and decades of layered updates.

Two-wire circuits without a ground are common, along with small original services and the occasional fuse panel still in service.

None of that is unusual for stock of this age. It does mean an honest assessment before anybody starts adding load to it.

Close to the water, standard hardware simply does not last. Receptacle covers seize, disconnects corrode from the inside, and fixtures streak and fail early.

The cost difference once is small. The difference in how often somebody has to come back is not.

Panels on exterior walls take the same air, and the damage inside is invisible until it is expensive.

White powder on the neutral bar, grey film on the breaker stabs and rust down the back of the can all add resistance, and resistance makes heat.

We open and inspect the panel on any visit here regardless of what the call was about.

Waterfront work leads: dock receptacles, boat lift circuits, seawall lighting and the constant replacement of equipment that salt has destroyed.

Panel and service upgrades follow, driven by age, corrosion and insurance requirements together.

Then generators, which matter here because this stretch of coast takes direct storm exposure.

Boat lift circuits need weather-rated disconnects, correct conductor sizing for the motor and ground-fault protection without exception.

Dock receptacles and lighting need the same, plus fittings that will survive continuous salt spray rather than merely tolerate rain.

Bonding around the water matters as much as it does at a pool, and the most dangerous installations we find are the ones extended gradually over years.

Stuart has taken direct hits, and the older streets with mature canopy stay out longest because the lines run through branches.

Shallow roofs and plaster walls rule out the easy routes, so the work takes planning rather than force.

We use closets, chases and interior partitions where they exist, cut small regular openings rather than long channels, and photograph behind every opening before closing it.

Circuit counts change dramatically. An older house typically had eight circuits. The same house rewired today usually lands between twenty and thirty.

The most common finding in older Stuart houses is a three-prong receptacle on a two-wire circuit with no ground.

Somebody swapped the outlet because a modern plug would not fit. It now looks safe and provides no ground path at all.

The legitimate fixes are running a ground, or protecting the circuit with a ground-fault device and labelling the outlets correctly.

Pool equipment has its own code requirements, and bonding is the part that gets skipped because it disappears under the deck.

Every metal component near the water has to be bonded together, including the shell reinforcement, the ladder anchors and the pump.

Wet environments need ground-fault protection and corrosion-resistant fittings throughout, and marine businesses often run three-phase equipment.

We work around trading hours, keep refrigeration alive through any shutdown, and attend inspections rather than sending a schedule and hoping.

Newer houses west of downtown usually have the capacity for a Level 2 charger without touching the panel.

Older housing near the water frequently sits on a small service, and the honest answer is often a service upgrade first.

Load management is the middle path. It lets a charger share capacity with the air conditioning and back off automatically when the house is busy.

Waterfront property generates specific findings: dock and lift work done without a permit, corroded service equipment, and bonding that was never completed correctly.

An inspection during the inspection period gives those findings negotiating value. After closing they become your bill.

And we close every permit we pull. Dock and lift work is exactly the kind of job people assume does not need one, which is why it so often surfaces later at a closing.
